1. What is the application fee? 

$100 per applicant 18 years or older. 

2. What is the admin fee? 

$250 per application.

3. What is the deposit?

Standard Approval - $500. Approved with Conditions – One Months’ Rent.

4. Do you take guarantors? 

Yes, guarantors are accepted. They must make five times the rental amount.

5. What is the income requirement?

2.86 times the rental amount. 

6. How old do I need to be in order to apply?

Applicants must be 18 years or older. 

7. Am I required to purchase renters’ insurance?

Yes. $300,000 in liability coverage is required.

8. Will a background and credit be run? 

Yes, background and credit checks are performed on all leaseholders. 

9. What school districts are you in? 

Mulberry Elementary School
Dacula Middle School
Dacula High School

10. Are Washers and Dryers included?

You can bring your own or we can provide them for a fee.

11. Will I have to cut my own grass?

No. We take care of the landscaping for you, so no need to buy any equipment yourself.

12. What happens if I need something maintenance related addressed in my home?

We have a wonderful service team that will be happy to help you in your time of need.

13. What type of appliances do you have in the homes?

All of our homes will have stainless-steel appliances with black accents and are all-electric.

14. Do you have amenities?

Yes. We will have a clubhouse with a gym, pool, firepit & grilling area. We also have a walking trail that circles the property.

15. What breeds of dogs are not accepted?

Aggressive breeds, or any mix thereof, are not allowed. This includes, but is not limited to: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman, Akitas, Wolf hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, Belgian Malanois, St. Bernard, Breed list may change at the property management's discretion.
